What this website is

PlainTalkMortgage is an educational website. It explains how mortgage programs work in California so borrowers can have informed conversations with a loan officer. Nothing here is a rate quote, an offer of credit, an approval, or a commitment to lend, and reading a page does not create a lender–borrower relationship.

Who is behind it

The site is published by Loi Tran, Loan Officer, NMLS 454267 (California license CA-DFPI454267), sponsored by Loan Factory, Inc., NMLS 320841. Loans made or arranged pursuant to a California Financing Law license 60DBO-110501. Loan Factory, Inc. is a mortgage broker: it arranges loans with third-party lenders, and each lender sets its own final terms for each borrower. You can look up any mortgage license, free, at NMLS Consumer Access.

Numbers on this website

Program figures — loan limits, down payment rules, insurance premiums, funding fees — come from the agency or guide named on the page and are dated there. They change when agencies change them. Calculator results are arithmetic on the numbers you type in; they are not quotes, and a result is never a promise that a loan is available at those terms.

Reverse mortgages

A Home Equity Conversion Mortgage (HECM) is a loan made by a private, HUD-approved lender and insured by the Federal Housing Administration. This website is not from HUD or FHA and is not a government website. HECM borrowers stay responsible for property taxes, homeowners insurance, and property maintenance, and the loan balance grows over time.

Fair lending

We treat every borrower the same regardless of race, color, religion, national origin, sex, marital status, age, or any other characteristic protected by law. If you believe you have been treated unfairly in any mortgage conversation connected with this site, call 415-297-6703 and say so directly.

Consultations and applications

A consultation request asks Loi to contact you. It is not an application and it does not start any clock or lock any term. Applications are completed only inside Loan Factory's own secure system.

A California mortgage question? Talk with Loi directly.

A consultation is a conversation, not an application. Loi will walk through your numbers, say plainly whether the loan fits, and tell you what it would take to qualify — whether or not you move forward. No credit pull to start.
